Alienable & Disposable Certification

Real Estate Service

Since Boracay Closure in April 26, 2018, All land owners were required an updated version of this document, which is a must to have for all land owners in the Island. The Government has cancelled all the previously issued Alienable and Disposable Certificates more popularly known as the A and D Certificate in Boracay Island. The cancellation is due to the technical errors and basis on the previous issuances.

Since former President Gloria M. Arroyo issued Proclamation 1064 which classifies the Island’s 1,032 sq. hectares’ land into 628.96 sq. (60. 94 %) land that is available to alienated (to occupy) and to dispose (to sell) and the other 403.04 sq. hectares (39.06 %) as Timberland. It is where you also can find and determine how many square meters is qualified to have a land title as soon the government has issued the Land Titling Guidelines. Still using Proclamation 1064 as the basis of the new issuance of A and D certificates, many people who applied in 2018 still fails to comply the proper requirements for the issuance of their new A and D Certificates although many people was able to get it even without the Cadastral Lot Equivalent and Survey as per Cadastral. These two requirements are important to the accuracy of the data that will be reflected on the A and D certificate.

These days, there are still technical issues arising from some land area discrepancies between an actual survey as per Cadastral and the DENR Cadastral Map. Many land owners are not aware or don’t understand these technical issues.
